What We Inspect
Every Home is uniquely different, and the items inspected can vary, but most inspections will include:
Heating & Cooling Systems - Type of unit, condition, distribution/duct system, air flow, filters, thermostat.
Exterior Site- Grading & drainage, retaining walls, walkways, driveways, patios, decks, porches, fencing, gates.
Structure & Exterior Building - Exterior walls, parapets, trim, chimney, foundation, slabs, gutters and downspouts, steps and hand rails, patios and decks, entrance doors/locks, lighting, electrical outlets, faucets, windows, siding, fascia/soffit, and masonry veneer.
Attic - Access, roof rafters, roof deck, collar ties, ceiling rafters, ventilation, insulation, exposed wiring, air handler, condensate pan/line and plumbing.
Roof - Roof material, number of layers, roof edging, valley flashing, wasteline venting, furnace flue flashing, fireplace/wood stove flashing, roof vents, tree obstructions, sky-lights.
Garage - Floors, walls, overhead door, automatic opener, safety reverse, fire separation, lighting, electrical outlets, auto openers.
Plumbing - Hot water tank, hot water tank flue, electrical/gas connections, safety overflow valve, safety valve line, combustion safety covers, house piping (where visible), main water shut off location.
Laundry / Laundry Area - Plumbing connections, electrical connections, dryer vent, floor, lighting, ventilation and laundry sink.
Electrical - Service entrance, capacity, panels, circuitry, wiring, outlets & switches.
Bedroom(s) / Living Space - Doors, locks, windows, flooring, walls & ceiling, electrical outlets, lighting, ceiling fans, handrails, fireplaces, heating and cooling, fireplaces, closets, stairs.
Kitchen - Ceiling, walls, flooring, windows, sink, faucet/sprayer, counters, cabinets, doors, range, oven, hood light, hood fan, electrical outlets, lighting, dishwasher, built-in microwave, disposal and compactor, built-in appliances.
Bathrooms - Ceiling, walls, flooring, tile/grouting, tub/shower, lavatory, toilet, water flow/drain flow, ventilation/fans, doors, locks, lighting, electrical outlets, GFCI safety outlets, cooling and heating.
Basement/Crawlspace - Floor, moisture control, sump pump, drainage, foundation walls, finished walls, columns and supports, floor framing above, ventilation, height and handrails.
